Terms of Service

These Terms of Service (“Terms”) govern your use of the BRIDGE apps and website (the “Service”), operated by Funderworks LLC (“BRIDGE,” “we,” “us”). By creating an account or using the Service, you agree to these Terms.

1. What BRIDGE is

BRIDGE is an online marketplace that connects clients (real estate agents and investors) with independent third‑party professionals (“Pros”) who offer real estate–related services such as showings, photography, inspections, field services, and transaction coordination. BRIDGE does not perform these services itself and is not a party to the agreement between a client and a Pro. We are a facilitator that provides the platform, matching, and payment handling.

2. Eligibility & accounts

• You must be at least 18 and able to form a binding contract.
• You’re responsible for your account, your credentials, and activity under your account.
• Pros must provide accurate identity, licensing (where applicable), and payout information, and must be legally able to perform the services they offer.

3. Payments, fees & escrow

• Payments are processed by Stripe. By paying through the Service you also agree to Stripe’s applicable terms.
• When a client books a service, the payment (service price plus the BRIDGE platform fee) is authorized and held. Funds for the service are released to the Pro after the job is marked complete; BRIDGE retains its platform fee.
• The platform fee is shown at checkout (currently 15%, or 10% for BRIDGE Pro members). Fees may change with notice.
• BRIDGE Pro is an optional subscription (currently $49/month) sold and managed on the web. You can cancel anytime; access continues through the paid period.
• Pros receive payouts to their connected Stripe account. Stripe handles payout timing, identity verification, and tax reporting (including any 1099s).

4. Cancellations & refunds

Cancellation windows and refund eligibility depend on the service and timing and are shown in the app where applicable. If a job isn’t performed or there’s a dispute, contact us at support@bridge-re.com; because funds are held in escrow until completion, we can help resolve issues before release.

5. Your responsibilities

• Provide accurate information and use the Service lawfully.
• Don’t circumvent the platform to avoid fees, harass other users, post unlawful or infringing content, or misuse access (e.g., property access for showings).
• Clients are responsible for the accuracy of property and access details; Pros are responsible for the quality, safety, and legality of the work they perform.

6. Content

You retain ownership of content you submit (photos, listings, messages). You grant BRIDGE a license to host and display it as needed to operate the Service. You’re responsible for having the rights to what you upload.

7. Disclaimers

The Service is provided “as is.” BRIDGE does not guarantee the work, conduct, or qualifications of any Pro or client, and does not warrant uninterrupted or error‑free operation. Any “vetted” or “verified” labels reflect checks available at a point in time and are not a guarantee.

8. Limitation of liability

To the maximum extent permitted by law, BRIDGE is not liable for indirect, incidental, or consequential damages, or for the acts or omissions of independent Pros or clients. Our total liability for any claim is limited to the greater of the fees we earned on the transaction at issue or $100.

9. Indemnification

You agree to indemnify and hold BRIDGE harmless from claims arising out of your use of the Service, your content, or your violation of these Terms or the rights of others.

10. Messaging consent

By providing a mobile number and opting in, you consent to receive service‑related texts. Reply STOP to opt out or HELP for help. See our Privacy Policy for details.

11. Dispute resolution & governing law

These Terms are governed by the laws of the State of Ohio, without regard to conflict‑of‑laws rules. Most issues can be resolved by contacting support. Where permitted, disputes will be resolved on an individual basis.

12. Changes & termination

We may update these Terms or suspend/terminate accounts that violate them. Material changes will be posted here with a new “Last updated” date; continued use means acceptance.
